Check
all of the outlets with an electrical tester.
Look
for evidence of exposed wiring.
Check
the service for "tripped" breakers or
"blown" fuses.
2. Heating & Cooling
Activate
the thermostat to the "on" position.
Walk
around the house and check the vents for air flow.
Do
not test the air conditioning unit if the outside
temperature is below 60 degrees Fahrenheit.
3. Water Pressure
Go
to the bathroom, turn on sinks, shower and flush the
toilet.
Check
all plumbing fixtures in the kitchen.
4. Plumbing
Examine
floor areas around the tub and shower.
Check
all pipes at joints for visible corrosion,
especially at the water heater.
5. Doors & Windows
Open
and close all windows/doors -- the windows should
open easily -- the doors should close correctly in
their frame. The windows should have a good seal
without signs of leaking or separating from the
sills.
6. Drainage
Look
for evidence of ponding (standing water),
discolouration, sunken elevations, or trees that are
growing at angles.
Check
the gutters and downspouts.
7. Remodels & Room
Additions
Check
the assessed square footage, the year the structure
was built, zoning, etc.. with the tax rolls.
8. Appliances (if included
or negotiable)
Oven
- turn oven on to 350 degrees - insert thermometer -
check the temperature in 10 minutes.
Range
- ignite burners, smell for any gas odour.
Dishwasher
- let the entire cycle run through.
Other
appliances - check garbage disposal, hood/fans,
trash compactors, etc..
9. Structural – interior
and exterior
Look
at the interior walls and ceilings for signs of
cracking shifting or water leakage. Inquire as to
obvious repair marks.
Look
at the exterior of the home for cracks in the
foundation or walls.
Look
for any obvious signs of wear or deterioration
outside windows, walls, eaves or framing.
Check
the roof and inquire as to its age.
10. Working with a qualified
Inspector (advisable)
Have
the home inspected by a qualified inspection
company.
Avoid
inspection companies with any apparent conflict of
interest such as doing any repair work on the
inspected items.
